And we have a quorum. Thank you. We have subcommittee reports. We're going to begin now in just one moment when we are all ready to start. Okay, we're going to go with subcommittee number one, Chair Maldonado. Thank you, Madam Chair. Madam chair. We have three bills on this short docket. The first is SB246, Patron by Senator Cervol. There were some amendments that are mostly technical in nature, but also makes a clarification about community association declarations and condemnations, condominium instruments more generally. The bill provides for numerous revisions of the Virginia Nonstop Corporation Act. Among other revisions, the bill authorizes certain actions to derive from its bylaws in addition to its articles of incorporation. And two, it makes changes to the process of amending articles of incorporation and bylaws. Three, it authorizes inclusion of an exclusive forum provision in the bylaws. 4 permits transfer and membership interest. 5. 5 authorizes members to bring derivative proceedings. 6 permits a…
